Iona is a city of 2,717, four miles northeast of the Idaho Falls airport station. Ucon is a city of 1,160, six miles northeast. Both are small enough that the practical first question is not what to build — it is who handles the paperwork.

Bonneville County Planning & Zoning, at 605 N Capital Avenue, (208) 524-7920, covers the unincorporated county under §156.086. A zoning permit is required for any structure with a completed value of $100 or more — a threshold no real building gets under.

In the 2015 University of Idaho study, Iona carries 23 psf at 4,783 feet and Ucon carries 25 psf at 4,807 feet. So far, so predictable.

Then look at the neighbors. Menan at 4,803 feet carries 30. Roberts at 4,777 feet carries 33. Those four towns sit inside 30 feet of each other vertically and span ten pounds per square foot.
